Tenant Letting Guide

Looking for your next home? Whether you’re renting for the first time or you’re a seasoned tenant, our Tenant Letting Guide walks you through every step of the process — from property search to moving in, and beyond.

  1. Register with Us

The first step is simple — register your details with us. Let us know:

  • What you’re looking for
  • Preferred locations
  • Budget
  • Move-in date
  • Any must-haves (pets allowed, parking, furnished, etc.)

Once registered, you’ll get access to the latest listings and alerts when new properties become available.

  1. Finding the Right Property

We’ll help you find a place that feels like home. Browse available properties:

  • On our website
  • Through email alerts
  • On Rightmove, Zoopla, OnTheMarket & more

We can arrange viewings at times that suit you, including evenings and weekends.

  1. Securing a Property

Found the perfect place? Here’s what happens next:

  • Make an offer (including proposed move-in date and any requests)
  • If accepted, we’ll ask for a holding deposit (usually 1 week’s rent) to secure the property while referencing takes place
  1. Referencing & Right to Rent Checks

We carry out standard checks, including:

  • Credit check
  • Employment and income verification
  • Previous landlord reference
  • Right to Rent ID check (as required by law)

Don’t worry — we’re here to support you through it all and answer any questions.

  1. Signing Your Tenancy Agreement

Once your referencing is successful:

  • We’ll send you a legally compliant tenancy agreement to review and sign
  • You’ll pay the first month’s rent and the deposit (usually 5 weeks’ rent)
  • The deposit is registered with a government-approved scheme for your protection
  1. Move-In Day🎉

Welcome to your new home! On the day you move in, we will:

  • Provide keys and access instructions
  • Give you a copy of the inventory report
  • Provide all safety certificates (gas, electric, EPC)
  • Answer any questions you may have about the property
  1. During Your Tenancy

We’re here to help throughout your tenancy. Depending on the landlord’s service level, we may:

  • Manage the property directly
  • Handle all maintenance issues
  • Conduct regular property inspections
  • Offer a 24/7 emergency contact for urgent repairs

Need to report an issue? You can do so easily via our online portal or by calling the office.

  1. Moving Out

When it’s time to move out:

  • We’ll arrange a check-out inspection
  • The property will be compared against the initial inventory
  • If all is in order, your deposit will be returned promptly

We’re also happy to help you find your next rental when the time comes!
